A water stain on the ceiling is one of the most common calls we get — a roof leak, an overflowing gutter, a bathroom mishap upstairs, and suddenly there's an ugly brown or yellow ring spreading across the ceiling. The instinct is to paint straight over it. Unfortunately that almost never works: the stain contains tannins and minerals that bleed right through fresh waterbased paint, reappearing within days or weeks.
The fix is doing it in the right order with the right products. First we make sure any active leak has been dealt with — there's no point sealing a stain while water is still getting in. Then we treat any mould, let the area dry, and seal the stain with a dedicated stain-blocking primer that locks it away permanently. Only then do we repaint the ceiling — often the whole ceiling rather than a patch, so the repair blends invisibly instead of leaving a bright square where the new paint doesn't match the old.
